Costello Group is currently seeking submissions from the market on behalf of our private client to purchase a multi-tenanted investment opportunity in South East QLD and Northern NSW.

Our private client has now completed multiple successful investments across Australia and South East Queensland. Now with a mandate to increase their property funds exposure, our private client is expanding their investments in the commercial property market in Australia.

Location	§ Brisbane & Surroundings o City Fringe o Northern Suburbs to Caboolture o Western Suburbs to Ipswich o Eastern Suburbs & Bayside o Southern Suburbs & M1 Corridor § Toowoomba o CBD is preferred § Gold Coast o Northern & Southern Gold Coast suburbs § Sunshine Coast o Gympie o Noosa Heads o Coolum Beach o Maroochydore o Mooloolaba o Caloundra § Northern NSW o Byron Bay o Lismore o Ballina o Grafton o Coffs Harbour
Pricing	All properties to be considered up to the value of $8 million
Investment Specifications	§ Commercial asset classes including Office, Industrial, Medical & Retail § Value-add Investment providing long-term capital appreciation § Options requiring capital expenditure will not be discounted § Fully leased, partially leased and vacant possession assets will be considered
Purchase Type	Tenanted Investment
Premise Type	§ Well-presented building(s) § Multi-tenanted options § Ability to increase net lettable area § Ability to reset leases to increase the capitalisation rate and WALE § Options with existing features to strata such as individually metered tenancies will be looked upon favourably
Timing	August 2025 & actively onwards in the market
Other Key Considerations	§ Flood free or very minor flood risk § Adequate on-site parking to service all tenants, customers and visitors to the asset
