Costello Group is currently seeking leasing submissions from the market on behalf of Orange Sky Australia for a Retail Tenancy between 50 - 100sqm located within Brisbane Inner-City Suburbs.
Orange Sky is exploring a new, customer-facing laundromat concept. This alternative commercial model aims to generate revenue in support of its existing not-for-profit services.
The Concept
This offering will operate separately from Orange Sky’s existing service model. It is designed to serve a broader community audience. The proposed laundromat will be located within a commercial lease setting. It will cater to local residents, including working professionals, families, and apartment dwellers. These individuals seek a convenient and well-designed laundry experience.
The concept intends to operate as a high-quality self-service and hybrid laundromat. It will focus on ease of use, reliability, and modern amenities. Importantly, all profits generated by the business will be reinvested into Orange Sky. This reinvestment will help fund and expand its core mission.

Premise Type | § Retail-Strip shop preferable. § Cold shell preferable. § Spaces with the ability to minimally convert/fit out will also be considered. |
Accessibility | § Ground floor retail or street facing with high volume foot traffic. § Compatible with surrounding offerings - cafes, restaurants, and entertainment areas. |
Timing | § Immediate - actively in the market. |
Other Key Considerations | § Access to water and sewer mains required. § 3-phase power required (min. 140-amp per phase). § Natural Gas advantageous. § Concrete thickness (200mm solid concrete slab on earth, not suspended, is ideal). § Gas exhaust duct potential (needs to go to atmosphere). § Water supply (Ideally 32mm mains for 25mm off runs with 5bar pressure). |
